Verified Views for large mixed-use development on the edge of Bicester.
We were thrilled to partner with Albion Land in 2017 to create a series of ten verified views for their proposed development on the edge of Bicester. The three-phase construction, started in summer 2019, aims to generate between 900 and 1,200 new jobs in the area. On Howes Lane and Middleton Stoney Road, they are in the process of constructing four large distribution & warehouse units, in addition to smaller warehouses and a residential development.
The area spans roughly eight football pitches, so it was paramount that they were able to get a good sense of its visual impact. We created ten different wireline verified views from different angles, using both AVR1 and AVR2 levels. We paid careful attention to make these as photorealistic as possible, including detailed landscape mitigation as the trees and plants were a key factor in reducing the project’s visual impact.
Another important factor was the height of the construction, so we took care to include precise dashed lines to indicate the parameter height areas. The height of the development ended up being a crucial element in receiving permission from the council. Being flexible was a key aspect in getting approval for the construction and so our client-centred methodology allowed us to work around their requirements first and foremost.
Such a large development inevitably has a greater visual impact, so we had to be comprehensive in providing accurate verified views. Using site specific data that we collected first-hand and the latest in cutting-edge technology, we were able to blend photorealistic models with real photographs. This helped give both Albion Land and all of the involved planning authorities, a detailed and accurate view of how the site would look upon completion.
